2025 Commercial Insurance Program Renewal

CHF Canada and Co-operators have a successful partnership of over 40 years delivering commercial insurance to CHF Canada members. The program is exclusive and tailored specifically to meet the insurance needs of CHF Canada members.

Our focus is on:

  • Keeping insurance affordable and offering great value for coverage to CHF Canada members.
  • Maintaining insurance coverage that meets the needs of housing co-ops.
  • Embedding at no extra cost a risk management program to help co-ops reduce their risks which make communities safer, avoid costly claims and premium hikes.

Your annual commercial insurance renewal and update

CHF Canada and Co-operators meet each year to review the insurance program coverages and work together to ensure this program remains relevant to our members. Many losses, like fires and water damage, can be avoided with proper maintenance and member education. Fires, often caused by smoking, cooking or candles, are the most serious claims. Water damage from weather or preventable causes like overflowing bathtubs is the second biggest cause of losses.

Severe weather events continue to affect the insurance industry. The summer of 2024 set records for severe weather damage from wildfires, floods, and hailstorms and the financial impact of climate-related disasters has grown steadily.

While we cannot control all factors that influence insurance premiums, we can help reduce risks by focusing on regular inspections and managing risk. CHF Canada has a Risk Management program that helps co-ops and offers a discount on insurance rates to participating co-ops.

2025 premium changes

CHF Canada members enjoy competitive, group-rated insurance, which saves money without losing coverage. This means co-ops can manage their insurance budgets effectively.

Each year, CHF Canada and Co-operators complete an in-depth review of the program claims and future impacts of climate change to set the required premiums for the program. The 2025 renewal has been impacted by large fire claims, increasing water damage losses, and the impact of severe weather from wind, hail, and flooding. The annual premiums co-ops pay are based on adjustments by region, individual loss experience, and participation in the CHF Canada Risk Management Program.

To find your co-op’s 2025 renewal premiums, speak to your Co-operators advisor or your Commercial Account Consultant. Co-operators will send your 2025 renewal documents and invoice directly to your co-op starting in November 2024.

Participate in the Risk Management Program to save on your insurance

CHF Canada, in collaboration with Co-operators offers a Risk Management Program designed to help co-ops reduce risks on their properties. Fewer claims mean lower insurance costs for everyone. Co-ops in the Risk Management Program receive a discount on their insurance rates at renewal. While the deadline to receive the 2025 discount has passed, you can still join and receive a discount in 2026. Learn more.
