From resolution to report: Market insights for hiring and keeping staff

CHF Canada is releasing its new report, Custom Insights Report: Economic & Labour Market Conditions Impacting the Recruitment & Retention of Qualified Property Management Staff.

We encourage co-op boards to review the report and use its findings to shape a hiring strategy that best suits your community’s needs.

During CHF Canada’s 2023 Annual Meeting, members adopted Resolution 3 to “recognize and support co-operative property management staff”. This resolution highlighted the essential role co-op managers play in keeping our communities strong and well-run. The   resolution also recognized that “labour market conditions and labour shortages have impacted the sector’s ability to recruit and retain qualified co-op housing property management staff.”

To better understand these pressures, CHF Canada commissioned a study. The result is the Custom Insights Report.

The report looks at current labour market conditions and identifies areas of focus for co-ops looking to hire and keep a property manager. While the market is competitive, there are positive steps that can be taken:

Benefits: offering a good benefit plan can attract good quality candidates. CHF Canada’s Group Benefits Insurance program offers four different plans.

Wellness and mental health programs: these programs are in high demand by employees, contributing to better job satisfaction and enhanced productivity.

Work-life balance: This is often a key factor in deciding to work for a non-profit business.

Flexible and hybrid work: Offering flexible work hours and splitting work locations between the office and home are a no-cost way to help achieve work-life balance.

Rethinking traditional career paths: More professionals continue working at the age of 65 by making lateral career moves or working part-time. With a potential upcoming shortage of co-op managers, this could be an important stop-gap measure while new talent is being recruited to the field.
